Terms and Conditions
The following are
terms and conditions
for renting Banana Bay
vacation townhouses
from
BananaBayRentals.com.
OCCUPANCY:
Guest agrees that
the maximum
occupancy of 10
persons shall not be
exceeded at any
time. Only the
number of guests as
stated on the
booking form may
inhabit the property
during the agreed
rental period.
Please note that the
maximum occupancy of
the unit cannot be
exceeded, adults,
children and babies
count alike. The
hosting of parties,
which would increase
maximum occupancy in
the home, on decks,
patios or anywhere
on the property, is
a violation of your
rental lease. OVER
OCCUPIED PROPERTIES
CONSTITUTES A
MATERIAL BREACH AND
ARE SUBJECT TO
IMMEDIATE EVICTION.
NO REFUNDS, NO
EXCEPTIONS. No
Singles under 25
years of age without
legal guardian or
owner's prior
approval. All
accommodations are
governed by
appropriate Florida
Laws pertaining to
Florida Landlord and
Tenant Act, and also
Rules and
Regulations that are
applicable to said
premises. Occupancy
of
common areas shall
be quiet and
peaceful so as not
to disturb others.
Management reserves
the right to refuse
service to anyone
and to terminate
residency with
anyone at anytime
during the rental
period.
PETS/SMOKING:

Valhalla Ave is a
non-smoking and
non-pet environment.
Thank you for
understanding.
PAYMENTS:
A $200.00
Reservation Deposit
is required at
booking. The
remaining balance
will be charged to
your booking credit
card 30 days prior
to your check-in
date.
The same valid
credit card is
required for both
the reservation
deposit and the
remaining balance.
Payment may be paid
by Visa or
MasterCard.
SECURITY:
A refundable damage
deposit is required
in the amount of
$200.00 which will
be added to the
rental amount. All
or part of the
security may be
withheld in the
event of property
damage and or
excessive utility
charges are
incurred. In such an
instance the TENANT
will be notified
after all bills are
received, usually
within 30 days after
departure. Your
damage deposit and
or credit card will
be charged for any
damage, loss,
excessive cleaning
or any unpaid rent
resulting from your
stay.
CANCELLATIONS:
You have the right
to cancel with 30
days written
cancellation notice.
All advance funds
will be returned
less a $50
cancellation fee. If
written notice is
received less than
30 days prior to
arrival, 50% of all
advance funds will
be forfeited unless
we can re-book your
rental dates. No
refunds will be
given for early
departure, as you
are responsible for
the entire time
booked once within
the non-cancellation
period.
TRAVEL INSURANCE:
You are being
advised to secure
travel insurance to
protect you against
any cancellations
that may occur.
CHECK-IN TIME:
3:00 p.m.
CHECK-OUT TIME:
11:00 a.m.
We understand that
you are anxious to
start your vacation
early and find it
hard to leave, but
to provide the
quality service that
you expect; both the
cleaners and our
inspectors do need
time to service the
townhouse between
guests. Our check in
policy of 3 p.m. and
check out of 11
a.m., is designed to
give both the
cleaners and our
inspector a chance
to make your stay
with us a memorable
one. A late checkout
or early check in
may result in
additional charges.
ACCOMMODATIONS:
The information
while deemed
reliable is not
guaranteed. Units
offered for rental
are individually &
privately owned, and
reflect the tastes
of each owner.
Distances to the
beaches (Intracostal
Waterway and Gulf) are
approximate. Every
effort has been made
to assure accurate
descriptions.
Changes in inventory
or items and or
decor occur from
time to time and
such changes will
not void or alter
the terms of the
rental agreement.
BananaBayRentals.com
will not be held
responsible for
noise or loss of
view due to
construction or for
any amenities which
are closed down for
maintenance purposes
or inoperable
conditions.
PARKING:
The driveway in
front of 6059
Valhalla Ave will accommodate
two cars. Any
additional cars must
park in the
authorized visitor
spaces, which are
located in front of
the club house.
Please remember the
streets are narrow,
so park in
designated parking
spaces only. The
Banana Bay
Homeowners
Association dictates
no RVs or boats can
be parked on
community property.
Parking on the
street or grass
areas is prohibited.
SECURITY OF THE
TOWNHOUSE AND RENTAL
EQUIPMENT:
When you lease the
unit, you assume
full responsibility
for it and its
contents, as well as
your personal
property. Always
lock the doors and
windows when you
leave. Lock your
automobiles and put
away any rental
equipment. Any use
of rented equipment
by the Guests is
strictly at your own
risk, liability and
could cause you to
incur additional
expenses.
TELEPHONE:
All homes are
equipped with
telephones for your
convenience and
safety. Most of the
homes have long
distance blocks
which cannot be
removed and require
a credit card to
make long distance
calls. We provide
unlimited FREE local
telephone service.
CLEANING:
The townhouse will be
expertly cleaned
prior to your
arrival, and again
after your
departure. There
will be a $95.00 fee
applied to all
visits.
MAINTENANCE
AND
REPAIRS:
We make every effort
to ensure that all
equipment within
each rental is in
working order. In
the event of a
breakdown, we will
strive to repair it
as soon as possible
after being notified
of a problem. We
cannot guarantee
that spas, air
conditioners,
televisions,
appliances, high
speed internet access, etc.
will not break down
during your stay and
therefore, no
refunds or
adjustments will be
made for mechanical
failure.
Furthermore, there
will be no refunds
or adjustments made
for any other
unexpected situation
beyond our control
such as bugs,
rodents, roosters,
weather and the
like.
LOCK-OUT
POLICY:
In the event a guest
forgets the door
lock key during the
rental period, the
guest may request an
additional code be
issued. The guest
must call ASG
Properties, LLC for
assistance and an
agent will provide
the new key code to
the guest. There
will be a $20 charge
for this service,
and this is due at
the time service is
rendered. When
calling please be
sure to enter a
valid telephone
number where you can
be reached.
HOLD HARMLESS AND
INDEMNITY: OWNERS AGENT or the OWNER of rental property SHALL NOT be
liable for any
damages and/or
injury to TENANT
and/or their
guests), or their
personal property
due to TENANTS acts,
actions or neglect.
TENANT agrees that
neither the OWNERS
AGENT nor the OWNER
are liable for any
damage or bodily
injury to TENANT or
GUESTS during rental
period. GUESTS
constitute any
persons allowed on
the premises by the
TENANT.
TERMINATION
– If Tenant or any
member of his party
violates any of the
terms of this
agreement, and then
Owner may, at
Owner’s sole
discretion,
terminate this lease
with no refund of
the unused portion
of the rents and may
enter the premises
and remove Tenant,
the members of this
party and their
belongings. Any
material breach as
set forth herein
will entitle the
Owner to expedite
eviction procedures.
A material breach
shall include, but
not be limited to,
exceeding stated
occupancy limits,
damage to the
property, or failure
to check out on a
timely basis.
